What it does
- Draw rooms on a gridDrag out a room, or click corners for L-shaped and angled rooms. Walls go up on their own, with thicker outside walls, and the wall eraser opens rooms into each other for open floor plans.
- Doors, windows and openingsDoors with swings, double and sliding doors, garage doors, open doorways and windows snap to the walls.
- Furniture and fixturesBeds, sofas, TV stands, dining sets, counters and islands, baths and more, in the colors you pick, including counter tops and cabinets.
- Room sizes and square feetEach room is labeled with its name and size, like 12′ × 14′, and the plan adds up the square feet.
- See it in 3DRotate, zoom and look from any angle, switch to a flat top view, or walk through the home room by room, with a map in the corner that shows where you are.
- More than one floorAdd floors, see the floor below as a guide while you draw, and view the floors stacked in 3D.
- Import a floor planUpload a picture of an existing plan and it’s rebuilt with rooms, doors and windows you can change.
- Settings and viewsPut the home on a suburban street, a cul-de-sac, a beach, a lake, a golf course, in the mountains and more, and see the view from the windows. For a condo, pick its floor and the view is from that height.
- Download and printA PNG of the plan or the 3D view, and a PDF with each floor on its own page.
- A link to the 3D viewShare a link where buyers can turn the home around and walk through it on their phone, add it to a flipbook, and turn it off any time.

Common questions
Can I put the 3D floor plan on my website?
Yes. Turn on the plan’s share link, then copy the embed code from the Share window and paste it into your website, listing page or blog. The plan shows right on the page in 3D, resizes to fit phones and computers, and carries a small “Powered by OfferBacked” link. Turning off or changing the share link stops it from showing.
Is the floor plan maker free?
Yes. Any agent with a free OfferBacked account can draw floor plans, view them in 3D, download them and share a 3D link, and keep up to 5 saved plans. Free downloads and shared pages have a small “Made with OfferBacked” mark. Agents with a Spotlight or Directory ad can keep up to 100 plans, download without the mark, and show their name, photo and phone on shared 3D pages.
How accurate are the room sizes and square feet?
They’re as accurate as the measurements you enter. Sizes are measured to the middle of the walls, and the total adds up rooms marked to count (garages, decks and patios aren’t counted unless you choose to). Plans and totals are approximate and are not a survey or an appraisal measurement, so say so in your marketing and follow your MLS’s rules for listing square footage.
How do buyers see the 3D view?
Turn on the share link for a plan and copy it into your listing remarks, emails, texts or a flipbook. Anyone with the link can rotate, zoom and walk through the plan in their browser, with no app or sign-in. Turn the link off and the page stops working.
Does the 3D view work on phones?
Yes, in current versions of Safari, Chrome, Edge and Firefox. Drag to turn the home, pinch to zoom, and in walk mode drag to look around and tap the floor to walk there. Very old devices may only show the flat plan.
Can I put the plan in a flipbook or a flyer?
Yes. From Download or send, add the plan or the 3D view straight to one of your flipbooks (with a “3D tour” link to the walk-through if you like) or to your Design Studio photos for a flyer or post. You can also download a PNG or PDF.
Can I import a floor plan I already have?
Yes. Choose Import a floor plan and upload a picture of it, like the plan on a listing. The walls (including angled ones), doors, windows and rooms are found and rebuilt so you can add furniture and see it in 3D. Before the plan is made you can take out or draw walls, add or change doors and windows, and split an open space into rooms, right on the picture. Check the width and the room names before you create it, and check every size after; imported plans can be wrong. Only import plans you have the right to use.
Can buyers see the view from the windows?
Yes. Pick a setting for the 3D view, like a suburban street, a cul-de-sac, a beach, a lake or mountains, and choose which side faces the street or the water. Buyers see it on the shared 3D page and through the windows when they walk through. Settings are illustrations, not the real surroundings.
Who owns the floor plans I make?
You do. Only you can see your saved plans unless you turn on a share link. Deleting a plan deletes its share link, and deleting your OfferBacked account deletes your plans.
