What a listing flipbook is for
A flipbook is a listing presentation buyers can page through: the cover photo, the story of the home, a page for each room, the floor plan, a video tour and how to reach you. It works where a portal listing can’t: in a text to a buyer, on a QR code on your yard sign, on a tablet at an open house and as a printed booklet or postcard.
Luxury designs: photos first
The 25 luxury designs use a different set of pages, modeled on printed estate brochures: a full-bleed cover, full-page photos, one photo running across two facing pages, photo pairs, a page for each room, a features table with a QR code, and a financial summary with the list price, price per square foot, property taxes, HOA dues and any assessments. Tick “Spread across two pages” on the photo you want shown that way; a wide landscape photo works best.
Show only what helps the sale
Every piece of local data is a checkbox. In a hot market you might show how many homes sold above list price; in a slow one you can leave months of supply out. Natural hazard ratings are off unless you turn them on, and the property tax estimate uses the area’s typical rate, labeled as an estimate, next to the current owner’s bill if you add it.
Rules built in
- Your brokerage’s name is required before you share or download, and the contact page follows the listing state’s rule for California, Florida, New Jersey, New York and Texas (for example, a larger brokerage name in New Jersey and your DRE number in California). Check our advertising rules guide for the rest.
- Status wording follows the common rules: “sold” only after closing, and “under contract” in New Jersey.
- Virtually staged photos carry a label, and buyers can tap to see the original. California requires a link to the unaltered image on altered listing photos.
- Coming soon listings get a reminder that public marketing usually starts the one-business-day clock under NAR’s Clear Cooperation Policy.
- Photo rights: you confirm you’re allowed to use the photos before you share. Listing photos usually belong to the photographer.
Free, and what advertising agents get
Designing, sharing, open house mode, printing and basic view counts are free. Agents with a Spotlight spot in the listing’s ZIP code on OfferBacked also get full stats (daily views, each QR code, pages read, links clicked), their brand color, their OfferBacked ad in the flipbook, and the listing shown on the ZIP code’s market page. Any agent with a Spotlight spot or Directory listing drops the “Made with OfferBacked” mark.

Questions agents ask
How do I make a real estate flipbook?
Pick a design, add your photos, the price and the details, write a headline and a few highlights, and tick the local data you want. The preview updates as you type. Download or print it after entering your email, or create a free account to get a share link.
Can I print the flipbook?
Yes. Open a print layout and use your browser’s Save as PDF or print command: every page on Letter paper, a folded booklet, a one-page feature sheet, or an EDDM postcard (6.25 × 9 or 6.25 × 11 inches, with bleed). Links are spelled out and each layout has a QR code.
Do I need to label virtually staged photos?
Labeling them is the safe practice everywhere, and the NAR Code of Ethics bars misleading images. California requires a statement on or next to a digitally altered listing photo and a link or QR code to the original. Mark the photo as staged and upload the original; the flipbook does the rest.
What does open house mode do?
It shows the flipbook full screen on a tablet, with an optional sign-in page. Visitors choose separately whether you may email or text them, and the wording they agreed to is saved with their sign-in. You get a visitor list, a spreadsheet download and follow-up messages written for each visitor.
Can buyers read it in Spanish or another language?
Yes. Labels, buttons and market figures come in English, Spanish, Chinese, Tagalog, Vietnamese, Arabic, French, Korean, Russian, Portuguese and Haitian Creole. Add your own translation of the headline, description and highlights, and buyers can switch languages.
Who can see my flipbook?
Only you, until you turn on the share link. Shared flipbooks are hidden from search engines, and you can turn the link off, archive the flipbook or delete it at any time.
