Turning MLS remarks into a 30-second script, fixing flagged wording, picking a voice and downloading the audio with captions.

What it does

Why a voiceover

Most people scroll Reels, TikTok and Shorts with the sound on, and a listing video with a clear voice telling the story holds them longer than music alone. Recording your own takes a quiet room, a good microphone and a few tries. This tool turns your script into a clean voiceover in about the time it takes to read it, in one of 28 natural voices, and gives you a caption file to go with it.

Sized for short video

Paste your MLS remarks and pick 15, 30 or 60 seconds. The tool keeps the sentences buyers care about (the kitchen, the primary suite, the yard, the views, the location), drops showing instructions and disclaimers, and adds an opening line and a call to action from the details you enter. The script stays yours to edit; the estimated length updates as you type.

Real estate copy, read the way you’d say it

Text-to-speech voices stumble on listing shorthand: “$1,250,000” becomes “dollar one million…”, “3BR/2BA” becomes letters and a slash, and “1234 Oak Dr” becomes “one thousand two hundred thirty-four Oak doctor”. Before anything is voiced, prices, bedrooms and bathrooms, square feet, acres, addresses, dates, times, phone numbers and common MLS shorthand (“SS appl”, “updt kit”, “W/D”, “EIK”) are written out, and you can see exactly what will be read. Add how to say your town, street names and your own name once, and every script uses it.

A Fair Housing check before you post

Phrases like “perfect for young families”, “walking distance to church”, “exclusive neighborhood” or “safe area” describe who should live somewhere instead of the home, which fair housing guidance warns against. The tool highlights them with a short reason and a suggested rewrite you can apply with one click, and it points out wording many MLSs now avoid, like “master bedroom”. It catches common phrases, not every case; you remain responsible for your advertising. See our advertising rules guide.

Templates for the moments you post about

Just listed, open house, price improvement, under contract and just sold: fill in a few blanks and get a script. Say “sold” only after closing, use the status your MLS uses (some say “pending”), and share a sale price only if your clients agree and your state and MLS allow it.

Your market in 60 seconds

Pick a ZIP code and get a 30 or 60-second market update written from our latest figures: the median sale price, price per square foot compared with a year ago, how fast homes are selling, how many sold over asking and how much supply there is, with the source and dates read out at the end. It’s a fresh post every month that takes a minute to make. Check the figures against your MLS, and keep the source line: market statistics in ads should say where they come from and when.

Two-voice Q&A

A buyer’s or seller’s question in one voice and your answer in another, joined into one clip: “Do I really need 20% down?” then your answer. Start from eight common questions or write your own, going back and forth as many times as you like. Make the answers your own and true for your market.

Free, and what advertising agents get

Any agent with a free OfferBacked account can make up to 10 voiceovers a day. Agents with a Spotlight spot or Directory listing can make up to 100 a day, go to the front of the line when it’s busy, and get a brand kit: a saved intro and sign-off (“I’m Sarah with Coastal Realty”) and background music that dips under the voice, ours or up to three tracks of your own. Every voiceover comes with a caption file (.srt) you can upload to Instagram, TikTok, YouTube or your video editor.

AI voices, said plainly

These are synthetic voices made by an AI text-to-speech model running on our own server. They aren’t the voices of real people, and they shouldn’t be presented as a real person speaking, or as you. Some platforms ask you to label AI-generated audio; follow their rules. Don’t use voiceovers for automated calls or voicemail drops: the FCC treats AI voices in calls as artificial voices under the robocall rules, which require prior consent.

General information, not legal advice. Check your state’s rules, your MLS and your broker’s policy. Voiceovers are made with AI and aren’t stored on our servers; see our Privacy Policy and Terms.

Questions agents ask

Is the voice AI-generated?

Yes. The voices are made by an AI text-to-speech model running on OfferBacked’s own server. They aren’t recordings or clones of real people.

Do you keep my audio?

No. Each voiceover is made when you ask and sent straight to your browser; nothing is saved on our server. We save the script and settings (the “recipe”) in your account so you can make it again, and your browser keeps your last 20 clips. Download anything you want to keep.

Who sees my script?

Your script is processed on our server to make the audio. It isn’t shared with anyone or used to train AI models, and it isn’t written to our logs. You can delete any saved voiceover, or your whole account.

Can I use the voiceovers in ads?

Yes, in your own marketing videos and posts. Follow your state’s advertising rules and your brokerage’s policy, label AI audio where a platform asks you to, and don’t use them in automated calls or voicemail drops.

How do I fix how a word is said?

Add it to your pronunciation list, spelled the way it sounds, like “Schuylkill” as “Skool-kill”. Use the play button to hear it, then it’s used in every script.

How long can a voiceover be?

Up to 1,500 characters once it’s written out for the voice, about 90 seconds. Most listing videos are 15 to 60 seconds.

Can I use my own music?

Yes, if you have a Spotlight spot or Directory listing. Upload up to three tracks you have the rights to use in ads (MP3, WAV, M4A or FLAC, up to 15 MB). We even out the volume, keep the first three minutes, and keep the file with your account until you delete it.

Where do the market update numbers come from?

From Redfin’s figures for the ZIP code, covering the last three months, the same numbers on our ZIP code market pages. The script reads out the source and dates. Small ZIP codes can swing a lot from month to month, so check against your MLS.

Who can use it?

Real estate agents and brokers, and people on an agent’s team. It’s free with an OfferBacked account (up to 10 voiceovers a day). Spotlight and Directory agents get 100 a day, first place in line, and the brand kit.
