What a DSCR loan is

A debt service coverage ratio (DSCR) loan is a mortgage for investment properties that qualifies you on the property’s rental income instead of your personal income. Lenders don’t look at your tax returns or pay stubs; they compare the rent with the property’s monthly costs.

How DSCR is calculated

DSCR is the monthly rent divided by the monthly payment for principal, interest, property taxes, insurance and any HOA dues (often called PITIA). A ratio of 1.0 means the rent exactly covers the payment; 1.25 means the rent is 25% more than the payment.

An example

A $400,000 rental with 25% down, a 7.75% rate, $6,000 in yearly taxes and $1,800 for insurance costs about $2,800 a month. With $3,200 in rent, the DSCR is about 1.14, which many lenders accept.

What lenders usually require

  • A DSCR of at least 1.0 for most programs, with the best pricing at about 1.25 and above; some lenders go below 1.0 with more down.
  • A down payment of about 20% to 25%.
  • A credit score around 680 or higher, and several months of payments in reserve.
  • Market rent from the appraisal, or an existing lease.

DSCR loans usually carry higher rates than conventional investment loans, so compare both if you can document your income.

Improving your ratio

A larger down payment, a lower rate or a property with lower taxes and insurance all raise the ratio. Short-term rental income is accepted by some lenders with a history of bookings. Before you buy, check local rents carefully: the lender’s appraiser decides market rent, and a lower figure than you expect can lower your ratio and the loan you qualify for.

Yes. They skip income documents, not credit. Most lenders look for a score around 680 or higher, with better pricing at higher scores.

Can I get a DSCR loan for a short-term rental?

Some lenders accept short-term rental income, usually based on a history of bookings or a projection from a rental-data provider, often with stricter requirements than long-term rentals.

What DSCR do lenders require?

Most want 1.0 or higher; 1.25 or higher gets better pricing.

Can I use a DSCR loan for my own home?

No. They’re for investment properties only.

Do DSCR loans need tax returns?
