Five hashtags, chosen on purpose
Instagram announced in December 2025 that it was limiting posts to five hashtags, down from 30. The old habit of pasting a block of 30 tags is over, and the tags you keep have to earn their place. Platforms change these limits, so check Instagram’s current help pages.
How the sets are built
- The local set uses your city, neighborhood and state. People looking for homes or agents search by place.
- The mixed set pairs three local tags with two about the post.
- The topic set leans on the type of post: a listing, a sale, an open house or a tip.
Rotate between sets so every post doesn’t carry the same five. We build tags from what you enter and don’t measure how popular each one is. No hashtag promises reach.
Hashtags are advertising too
- Skip #yourcityrealtor. NAR’s trademark rules don’t allow a place name or description attached to the REALTOR® mark. Members may join it to their own name, as in #janesmithrealtor. Ask your association about other uses.
- A tag about people raises the same fair housing questions as the words written out.
- A hashtag doesn’t replace your brokerage’s name in the post or profile.

Questions agents ask
How many hashtags can I use on Instagram?
Instagram announced a limit of five hashtags per post in December 2025. Choose specific local tags over broad ones, and check Instagram’s help pages for the current limit.
What are the best hashtags for real estate agents?
Local ones: your city, neighborhood and state combined with words such as realestate and homes. They reach people nearby, who are the ones likely to hire you.
Can I use #realtor in my posts?
Only members of the National Association of REALTORS® may use the mark at all. NAR’s rules don’t allow a city name or a description attached to it, so skip tags like #austinrealtor, and ask your association about other uses.
