Which credit score do mortgage lenders use?

The credit score mortgage lenders actually use

You don’t have one credit score. Each of the three credit bureaus (Equifax, Experian and TransUnion) holds its own file on you, and there are many scoring formulas. Mortgage lenders order a “tri-merge” report with one score from each bureau.

The middle score rule

The lender throws out your highest and lowest scores and uses the middle one. If only two scores come back, it uses the lower. With two borrowers, each gets a middle score and the loan is priced on the lower of those. Fannie Mae’s automated underwriting no longer applies a fixed minimum score; it weighs the whole application. Most lenders still set their own minimum near 620, and the pricing follows the lower borrower’s score.

Why it differs from your app

Most lenders use older versions known as Classic FICO: FICO Score 2 (Experian), 4 (TransUnion) and 5 (Equifax). Free scores from banks and apps are usually FICO 8 or VantageScore 3.0, which weigh things differently. A gap of 20 points or more between your app and your mortgage score is common.

What’s changing

Since September 2026, any lender selling loans to Fannie Mae or Freddie Mac can use VantageScore 4.0 instead of Classic FICO, and FHA plans to accept newer score models for loans started in 2027. These newer models can count rent payments. Most lenders still use Classic FICO for now, and all three bureaus are still pulled.

Raising the score that counts

Pay down card balances below 30% of their limits (under 10% is better), fix errors on all three reports, and avoid new accounts before applying. More in how to raise your credit score before buying.

Questions buyers ask

Which credit score do mortgage lenders use?

The middle of your three scores, one from each credit bureau, usually from older FICO versions (FICO 2, 4 and 5). If there are two borrowers, the lower of the two middle scores sets the pricing.

Why is my mortgage credit score lower than my Credit Karma score?

Free apps usually show VantageScore 3.0 or FICO 8. Mortgage lenders mostly use older FICO versions that treat collections, credit use and other factors differently.

Do lenders use the higher or lower score for a couple?

The lower. Each borrower’s middle score is found, and the loan is priced on the lower of the two.
