Is a fixer-upper worth it?

Compare the all-in cost of a home that needs work with a similar home that’s move-in ready: price, repairs with a cushion for surprises, and housing while the work is done.

The math on a fixer-upper

A fixer-upper is a good deal only if the price plus everything it takes to finish it comes in under what a finished home costs. The discount has to cover the repairs, the surprises, and the cost of living somewhere else while the work happens.

Why the cushion matters

Renovations run over. Opening a wall reveals old wiring; a bathroom update turns up a rotted subfloor. Contractors commonly suggest 10% to 20% on top of the estimate, and more for homes over 50 years old. This calculator adds your cushion before comparing.

Cosmetic or structural

  • Good bets: paint, flooring, fixtures, dated kitchens and baths, landscaping. Predictable costs, big visual change.
  • Be careful: foundation, roof structure, sewer lines, knob-and-tube wiring, water damage, additions built without permits. Costs are hard to pin down until work starts.

Paying for the work

Repairs need cash unless you use a renovation loan. An FHA 203(k) or a conventional renovation loan lends on the price plus the work, so your down payment covers both. They take longer to close and generally require licensed contractors.

Before you commit

Get contractor bids during your inspection period, order the right inspections, and compare against real sales of finished homes nearby. More in should you buy a fixer-upper?

Questions buyers ask

Is it cheaper to buy a fixer-upper?

Only when the price is low enough to cover repairs, a cushion for surprises and your housing costs during the work, and still come in under the price of a similar finished home.

How much should I budget for surprises?

Add 10% to 20% to contractor estimates, and more for older homes or structural work. If the deal only works with no cushion, it probably doesn’t work.

Can I finance the repairs with my mortgage?

Yes, with a renovation loan such as FHA 203(k), Fannie Mae HomeStyle or Freddie Mac CHOICERenovation. The loan covers the purchase and the work, based on the home’s value after it’s finished.
