Step 4 · House hunting

How much over asking should you offer?

4 min read
The short answer

It depends entirely on the local market and the home. Start with what similar homes nearby actually sold for, then look at how often homes in that ZIP code sell over asking and by how much. In a market where most homes sell 3% to 5% over list, an offer at asking is unlikely to win the best homes; in a slower market, offering over asking can mean overpaying.

Start with the local numbers

Each ZIP code’s market page shows the share of recent sales above list price and the typical sale-to-list ratio. A ratio of 102% means homes typically sell for 2% over asking.

Then look at the specific home

  • Is the list price realistic? Compare it with recent sales of similar homes. Some agents price low to attract multiple offers; others price high and expect to negotiate.
  • How long has it been listed? In the first weekend, competition is highest. After two or three weeks, offers at or below asking often work. See the days on market predictor.
  • How many offers are expected? Ask the listing agent whether there’s an offer deadline and how many disclosures have been requested.

Estimate your chances

Watch the appraisal

If you offer well over recent sales, the appraisal may come in below your price. Your lender bases the loan on the lower of the price and the appraised value, so you’d need to cover the difference in cash or renegotiate. See how much cash a shortfall would take with the appraisal gap calculator.

Set your number before you write

Decide the most you’ll pay based on your budget and the home’s value to you, not the excitement of competing. Check the monthly payment at that price with the mortgage payment calculator. If you expect a bidding war, an escalation clause lets you go up in steps only as far as needed.

Price isn’t the only lever

A flexible closing, a larger deposit or shorter contingencies can win at a lower price. Score your offer with the offer strength score before raising the number.

Common questions

Is it normal to offer over asking?

In competitive ZIP codes, yes; many homes sell a few percent over list. In slower markets, asking is often the ceiling.

What if the home doesn’t appraise at my offer?

The lender bases the loan on the lower appraised value, so you’d cover the gap in cash, renegotiate or cancel if your contract allows.

Does days on market change what I should offer?

Yes. Competition is highest in the first days; after a few weeks, offers at or below asking often succeed.
