From conditional approval to clear to close

The short answer

A conditional approval means the underwriter will approve your loan once you meet a list of conditions, such as an updated pay stub, an explanation of a deposit or a copy of your homeowners insurance. When every condition is cleared and the appraisal and title are done, you get “clear to close,” and the lender prepares your final documents.

Common conditions

  • Updated pay stubs or bank statements.
  • Letters explaining large deposits, credit inquiries or employment gaps.
  • Gift letters and proof of transfer.
  • Proof of homeowners insurance.
  • A satisfactory appraisal, and any required repairs completed.
  • Clear title, including payoff of any liens.
  • Signed tax transcript authorization.

“Prior to docs” vs. “prior to funding”

Most conditions must be cleared before closing documents are drawn. A few can be cleared at or just before funding, such as a final verification of employment or proof that a debt was paid at closing.

Final checks before closing

  • Verification of employment: often within 10 days of closing.
  • Credit refresh or monitoring: new debts can change your approval.
  • Closing Disclosure: sent at least three business days before closing; see the Closing Disclosure.

Don’t derail your approval

  • No new credit, car loans or furniture financing.
  • No job changes without talking to your lender.
  • No large deposits you can’t document, and no moving money between accounts.
