It is not forgiven: it is due on sale, refinance or at 30-year maturity. Buyers using WCDA's Advantage first mortgage instead get the Amortizing DPA, which has a fixed rate and monthly payments over up to 10 years.

Who qualifies: Minimum credit score 620. Minimum $1,500 borrower contribution (may be a gift). Maximum DTI 45% when using DPA. Income limits apply per the first mortgage product (qualifying income). First-time homebuyer education required for first-time buyers.
