Alaska Housing Finance Corporation does not run a single statewide down payment assistance product. Instead, its AHELP loan option pairs an AHFC mortgage with assistance from local, state or federal agencies, nonprofits or regional housing authorities; AHFC's HOME Opportunity Program funds some of these through nonprofit intermediaries. Assistance may be a grant, deferred payments, a forgivable loan or a combination, and funds are subject to availability.

Who qualifies: Must meet the provider's guidelines and AHFC loan requirements. Owner-occupied single-family homes, condos, units in a common interest community, or Type I manufactured homes. Borrowers may not own other residential property in the same general area. Approved homebuyer education required.

How assistance usually works

Most programs are a second loan with no monthly payment that is forgiven over time or repaid when you sell or refinance, and some are grants. You usually need a program first mortgage from a participating lender, a homebuyer education course and income under the program’s limit.
