CalHFA MyHome Assistance Program

A deferred-payment second loan for down payment and/or closing costs, repaid when you sell, refinance or pay off the first mortgage. Paired with a CalHFA first mortgage. Available year-round, subject to funding.

CalHFA Dream For All Shared Appreciation Loan

Up to 20% of the price, max $150,000, when a round is open

A second loan repaid when you sell or refinance, plus a share of the home’s increase in value. It’s offered in funding rounds by lottery; the 2026 registration closed March 16, 2026, and no new round has been announced.

Who qualifies: First-time and first-generation buyers; income limits; homebuyer education; a Dream For All first mortgage.

San Francisco Downpayment Assistance Loan Program (DALP)

Up to $500,000, based on need

A city loan with no monthly payments for buying a market-rate home in San Francisco, repaid when you sell or transfer the home along with a share of its appreciation. Loans are reserved through lotteries as funds are available, with pools for San Francisco Unified School District educators and first responders.

Who qualifies: First-time buyers with household income up to 200% of area median income; homebuyer education; a lender pre-approval; at least 1% of your own money (can be gifted); the home must be your main residence in San Francisco.
