What each row tells you

• Competition score ranks each ZIP against every U.S. ZIP code with enough sales, from 0 to 100.
• Sold above original list and sale-to-list show how often and how far homes sell over asking.
• Days on market and off the market within 2 weeks show how fast you’ll need to move.
• Months of supply shows how much choice buyers have; under about 4 months is a seller’s market.
• Property tax rate and loan limits affect your monthly payment and which loans you can use.

An example

Comparing three neighboring towns might show one where 70% of homes sell over asking in under two weeks, next to another where homes take a month and sell near list. The second is likely to be easier to buy in, even at a similar price.

• Look at price per square foot as well as the median price; it adjusts for home size.
• Small ZIP codes with few sales can swing from month to month; check the number of homes sold.
