Closing day checklist

The short answer

Most closing-day problems start the week before: surprise funds, missing documents or a changed loan. Work through this list early.

The week before

  • Review your closing disclosure. Lenders must give it to you at least three business days before closing. Compare it with your loan estimate and ask about any changes.
  • Confirm the exact amount of cash you need and how to send it. Call your title or escrow company at a number you already know is real before wiring money. Wire fraud targets buyers at this step.
  • Don’t open new credit, change jobs or make large purchases.
  • Set up homeowners insurance and utilities for your move-in date.

The day before

  • Schedule a final walkthrough to check that agreed repairs were made and the home is in the expected condition.
  • Confirm the time, place and who needs to attend.

At closing

Bring your ID and any documents your title company asked for. Read before you sign, and ask questions. You’ll leave with keys once the transaction records or funds, depending on your state.
