An interest-free second mortgage with no monthly payments, usable for down payment, closing costs and prepaid expenses. It is not forgiven: repayment is due when the first mortgage is paid off, the home is sold or refinanced, or it stops being owner-occupied. Must be combined with a MSHDA MI Home Loan first mortgage.

Who qualifies: Available statewide. First-time buyers (no home owned in the previous three years) statewide; repeat buyers only in targeted areas. Household income limits by family size and location. Sales price limit $566,355 statewide (after June 1, 2026). Minimum credit score 640. Homebuyer education certificate required for all buyers. Apply through a MSHDA-approved lender.
