Is now a good time to buy?

The short answer

Nobody can reliably time the housing market or mortgage rates. A better question is whether buying makes sense for you now: your plans, your savings and your monthly comfort level.

Questions that matter more than timing

  • How long will you stay? Buying and selling have costs. The longer you stay, the more time you have to come out ahead of renting.
  • Is your cash ready? Down payment, closing costs and a cushion for surprises after you move in.
  • Is the monthly payment comfortable? Include taxes, insurance and PMI, not just principal and interest.
  • Is your job and income stable? Lenders look at this, and so should you.

What about rates?

If rates fall later, owners can often refinance, though refinancing has its own costs. If rates rise, today’s payment could look good in hindsight. Plan around a payment you can live with today rather than a guess about next year.
